The New SENAC Cariacica Campus project involves the development of a comprehensive preliminary design package for a large-scale professional education facility in Espírito Santo. The work establishes the architectural, engineering, technical and financial foundations required for the future integrated delivery of detailed design, construction and building commissioning.
Planned for a 10,055 m² site, with an estimated 10,924 m² of built area, the campus was conceived as a contemporary learning environment capable of supporting vocational education, practical training, institutional services and community engagement. The proposal translates SENAC’s educational model into flexible, accessible and technologically equipped spaces aligned with the evolving needs of the commerce, services and tourism sectors.
The scope began with topographic and geotechnical surveys, technical studies and site assessments. This information informed the definition of building placement, levels, access points, structural concepts, earthworks, drainage and infrastructure connections, providing a reliable basis for technical feasibility and future construction planning.
Architecture, landscape design, interiors and engineering systems were developed through an integrated BIM workflow. The coordinated digital model supported interdisciplinary analysis, spatial compatibility, design visualization and the identification of potential conflicts before subsequent project phases.
The preliminary design included architectural and engineering concepts, interior environments, landscape integration, external and internal visualizations, technical reports and descriptive specifications. SENAC’s institutional standards for architecture, interiors, signage and visual identity were incorporated to create a consistent and recognizable campus environment.
A preliminary cost estimate, construction schedule, workforce histogram and risk matrix were also developed. These documents provide SENAC with essential information for investment planning, procurement strategy and the future integrated contract, connecting design decisions with budget, schedule, constructability and project risk.
The risk-management process considered technical, legal, environmental, operational, financial and construction-related variables. By identifying critical issues during the preliminary-design phase, the project improves predictability and reduces uncertainties that could otherwise affect cost, quality or implementation.
Accessibility, safety, environmental performance and long-term maintainability were treated as fundamental design principles. The campus was planned to provide inclusive circulation, clear functional organization and efficient building systems, creating a secure and welcoming environment for students, instructors, employees and visitors.
Through the integration of architecture, engineering, BIM, technical assessment and strategic planning, the project establishes a robust foundation for a new educational campus designed to expand access to professional training and contribute to the social and economic development of Cariacica and the wider metropolitan region.
