The project involved the multidisciplinary design of a specialized pharmaceutical and healthcare-products facility combining controlled production environments, high-bay warehousing, logistics operations, technical utilities and administrative spaces within a coordinated industrial complex.
Developed under Contract No. 025/2024, the facility comprises approximately 3,338.30 m² of built area on a 6,800 m² site. The proposal was conceived to support sensitive industrial and healthcare-related operations requiring rigorous environmental control, reliable building systems and clear separation between production, storage, logistics, technical and administrative flows.
The architectural organization integrates high-capacity storage areas, loading docks, internal logistics routes, technical rooms, offices, meeting spaces and employee-support environments. Dedicated truck maneuvering areas, independent operational access and multiple loading positions were designed to improve material handling, reduce circulation conflicts and support efficient distribution.
Specialized environments include ISO 5, ISO 7 and ISO 8 cleanrooms, controlled areas for sensitive pharmaceutical processes and spaces requiring strict management of airborne particles, temperature, humidity, pressure differentials and contamination risks. Architectural layouts, finishes, doors and service interfaces were coordinated with the environmental-control strategy and operational requirements of each area.
The HVAC system was treated as critical process infrastructure rather than conventional comfort conditioning. Air-handling units, filtration, pressurization, exhaust, ventilation and dehumidification systems were integrated with sensors, actuators, access controls and a centralized Building Management System—BMS—to provide continuous monitoring and operational traceability.
The engineering program also included purified-water and water-for-injection systems, steam and condensate networks, compressed air, vacuum, special gases and other industrial utilities. These systems were coordinated with process requirements, technical maintenance access and the broader sanitary and operational strategy of the facility.
Structural solutions incorporated reinforced concrete, steel framing, precast and mixed construction systems, supporting large clear spans, high storage capacity and industrialized construction methods. Geotechnical studies informed the design of deep foundations, including monitored continuous-flight-auger piles and other solutions adapted to site conditions.
External infrastructure included stormwater drainage, inspection chambers, underground networks, retaining systems, access roads, heavy-duty paving and truck circulation areas. The design also incorporated fire-water storage, loading platforms, accessibility provisions, perimeter security and dedicated service zones.
Fire and life-safety systems comprised sprinklers, hydrants, emergency exits, fire-rated doors, alarm and detection systems, emergency signage, pumping and pressurization equipment. Risk-management studies, including HAZOP methodologies, supported the identification and mitigation of operational hazards associated with technical utilities and controlled environments.
BIM was used as the central coordination platform for architecture, structures, HVAC, electrical systems, automation, fire protection, industrial utilities and external infrastructure. This integrated process reduced spatial conflicts, improved constructability and created consistent technical documentation for construction, commissioning and future operation.
Sustainability and operational performance were also incorporated through energy-efficiency studies, building automation, photovoltaic generation, solar-shaded parking structures and strategies aligned with long-term resource management.
The result is a technically resilient industrial facility designed to support the healthcare supply chain through controlled production, secure storage, efficient logistics and highly coordinated engineering systems.
